Here is my exact process, from the first conversation to sold.

Step 1: The Consultation – Because Selling Isn’t Always the Right Move

Before we talk about price, photos, or marketing, we talk about you.

Selling a property is one of the biggest financial decisions you’ll make. Done at the wrong time or for the wrong reason, it can cost you significantly. So the first thing I do is sit down with you – no pressure, no pitch – and ask the questions that actually matter.

Is this the right time to sell given your financial position? What are you moving toward, and does selling this property get you there? What does your timeline look like, and does it match what the market is doing right now?

If selling makes sense, we move forward with a clear plan. If it doesn’t, I’ll tell you that too. I would rather lose a listing than put you in a position you’ll regret.

Step 2: Getting the Property Ready

A listing that isn’t prepared to compete will sit. In the Toronto market, sitting is the worst thing a property can do – days on market affect perception, and perception affects price.

Once we’ve decided to move forward, we make sure your property is showing at its absolute best before a single photo is taken.

This means walking through the property together and identifying what buyers will notice — the things that create doubt in their mind at a showing. Sometimes it’s a deep clean and declutter. Sometimes it’s minor repairs or a fresh coat of paint in key areas. Sometimes it’s light staging to help buyers visualize the space.

None of this needs to be expensive. It needs to be intentional. A property that looks cared for signals to buyers that it’s been maintained — and that reduces their negotiating leverage.


Step 3: Professional Photos and Video

This is non-negotiable.

The first showing of your home happens online, before a buyer ever steps through the door. If your listing photos don’t stop the scroll, buyers move on to the next property — and they won’t come back.

Every listing I take gets professional photography that shows the space accurately and attractively. For properties where it adds value, I include video walkthroughs that give buyers a real feel for the layout and flow before booking a showing.

Better visuals mean more showings. More showings mean more offers. More offers mean a better outcome for you.


Step 4: Real Marketing — Not Just MLS

Here is where most agents stop. They upload the photos, post to MLS, and wait.

I don’t wait.

Yes, your listing goes on MLS — that’s standard and it’s important. But MLS alone is passive. You’re waiting for buyers who are already searching to find you. I go further by allocating dedicated marketing funds to actively put your listing in front of qualified buyers who match your property’s profile — before they’ve even started their formal search.

That means running targeted paid campaigns that reach the right buyers based on location, income, life stage, and buying signals. It means your listing gets seen by people who are ready to move, not just people who are browsing.

And once those leads come in, every single one is followed up on with a structured system — responded to fast, logged properly, and nurtured until they’re ready to act.
